Location Location Location – The Most Important Factor When Looking for a Home.

My sister was never one for great planning; yet here she was calling me at an ungodly hour from Chicago asking me about commute times from our villa in Gurgaon to the airport and to Connaught Place and Vasant Vihar in Delhi. She was last here 3 years ago, and traffic jams and long commutes were probably still fresh in her mind. When I told her that both the airport and Delhi were 30-40 minutes away, she asked me if we had also bought a helicopter.
One of our first considerations when looking at locations for our new home was easy commute. That’s the reason we decided on Sobha City on the Dwarka Expressway (DEW). And because we couldn’t wait to move there for the benefits of the great location (and the complex), we decided to rent a villa in the International City by Sobha, also on DEW while our apartment was getting ready.
The DEW was still mostly not ready when we booked our apartment. But its potential was obvious right then. Running parallel to the NH-8, it is a 27km long, 8-lane, high speed, controlled – access highway that connects from Mahipalpur near Dwarka to Kherki Daula Toll Plaza, which leads to the proposed Delhi-Mumbai Industrial Corridor.
Location advantages often tend to be exaggerated; however, the fact that high profile establishments such as NCR’s 2nd Diplomatic Enclave and one of India’s largest Exhibition-cum-Convention Center (ECC) have been planned here, is proof of the strategic location advantages of DEW.
Built according to the Manesar Masterplan, DEW would be among the best-connected areas in NCR. In the works are an MRTS – a mass rapid transport system that will run along the DEW; the metro from Dwarka affords easy connectivity not just to Delhi, but up to Rohini in the north or Noida in the east. A proposed elevated corridor will further enhance connectivity on this road is a long-term vision towards traffic management. A 4-km tunnel is being constructed from the Dwarka Metro station to the airport, which will make a short commute from DEW to the airport.
So, commute for all of us is a breeze; be it to either of my husband’s offices in Gurgaon or Noida or to the airport where he goes at least 3-4 times a month; for my parents to visit us from South Delhi; my frequent visits to Shahpur Jat or Chandni Chowk to source fabric and get them tailored for my dress boutique; kids’ school on Golf Course Road in Gurgaon, or simply to visit friends and catch some great entertainment on weekends in Delhi. Earlier all of this required huge planning.
When I finished explaining all this, my sister just asked me to send her details of the villa project in which I live. I think one of the villas in Phase 2 of the International City will surely have her name on it. Even if she doesn’t come back in the near future to live here, it’s definitely one of the best investments she can make.
